Prefab Cottages & Villas in Lonavala and Khandala

Lonavala and Khandala sit on the crest of the Sahyadri, between Mumbai and Pune. We build light gauge steel villas, resort cottages and container cafés for hill plots that see some of the heaviest rain in Maharashtra.

Lonavala & Khandala

For generations, Lonavala and Khandala have been the hill retreat for both Mumbai and Pune. Bungalows and holiday homes spread across the town and its valleys, and the country around Pawna Lake and Kamshet has filled with villas, glamping sites, resorts and weekend cafés that draw visitors from both cities, especially in the green months after the monsoon breaks.

The hills make conventional construction slow. Plots are sloped and often reached by steep, narrow roads; rainfall through the monsoon is among the heaviest anywhere in the state; and the building season is short. Prefabricated light gauge steel frames and container modules suit this terrain. They are light, quick to erect on simple foundations, and can be finished with timber decks, deep eaves and large glazing to make the most of the views.

Lonavala is on the Mumbai–Pune route, a road journey from our factory in Umbergaon through the Mumbai region and up the Bhor ghat. We plan vehicle size and timing for the ghat, and crane access on the plot, before anything is dispatched.

Built for the climate

Specified for Lonavala.

Hill climate on the Sahyadri crest: very heavy monsoon rain from June to September, mist and high humidity, mild summers and cool winters.

  1. 01Pitch roofs steeply, add wide eaves and size gutters for some of the heaviest rainfall in Maharashtra.
  2. 02Raise the plinth, seal every joint and specify galvanised frames and coated skins for persistent humidity.
  3. 03Design foundations for sloping plots and plan drainage so run-off does not undercut them.
  4. 04Plan transport for the Bhor ghat and narrow hill roads, and schedule installation for the dry months.

FAQ

Questions, answered.

Can you build a villa or cottage on a sloping plot in Lonavala?

Yes. Light gauge steel frames work well on slopes, often on stepped or pedestal foundations that reduce excavation. Your structural engineer should design the foundation for the soil and slope; we build the superstructure to suit.

How do you get modules to hill plots near Lonavala?

By road via the Mumbai–Pune route and the ghat, then on local roads to the plot. Where access is tight, we can use smaller modules or assemble an LGS frame on site from bundled members. Share photos of the approach and we will plan the method.

When should we schedule installation?

Outside the monsoon. Rain in Lonavala is heavy and persistent from June to September, so foundations and installation are best done between October and May, with factory work running in parallel.

Do we need approvals for a prefab villa or resort cottage here?

Permanent structures need planning approval like any building, and hill areas can carry their own development rules. Your architect or consultant should confirm what applies to your plot. We provide drawings and specifications to support the application.
