Prefab Cottages & Insulated Cabins in Shimla

Shimla is Himachal's capital and oldest hill retreat. We build light gauge steel cottages, resort rooms, insulated cabins and site offices for its steep, snow-prone slopes, planned around hill roads and the building season.

Shimla

Shimla spreads along a ridge at around 2,200 metres, and the country around it holds some of Himachal's most sought-after hill property. Mashobra, Naldehra, Kufri, Chail and Narkanda host hotels, resorts, homestays and holiday homes among deodar and apple orchards, while the city itself is the seat of the state government and a busy tourist centre.

Building here is difficult. Slopes are steep, roads are narrow and crowded, the monsoon brings landslides, and winter brings snow and freezing nights. The Shimla Planning Area also has its own rules limiting storeys and construction in core and green areas. Light gauge steel frames and PUF panel systems suit these conditions: they are light enough for simple stepped foundations, erect quickly in a short season, and can be finished in timber and stone to sit well among the pines.

From Umbergaon, structures travel north to Chandigarh and up the highway through Solan. Hill roads rarely take large modules, so we usually supply smaller units or flat-packed LGS and panel kits assembled on the plot. Each project is planned individually around access, season and the lift.

Delivered by road

Umbergaon → Shimla

Every structure is fabricated and inspected at our factory in GIDC Umbergaon, then transported finished and ready to install. The delivery schedule is confirmed in your proposal.

Built for the climate

Specified for Shimla.

Temperate hill climate at around 2,200 metres: mild summers, a heavy monsoon with landslides, and cold winters with snowfall — in a high seismic zone.

  1. 01Design roofs for the snow load at your altitude, with pitches and fixings that shed snow safely.
  2. 02Use thick PUF panels for walls, roof and floor, with double glazing and heating provisions.
  3. 03Have your engineer set seismic criteria and design stepped foundations and drainage for the slope.
  4. 04Plan delivery and installation for spring or autumn, clear of the monsoon and winter snow.

FAQ

Questions, answered.

How do you get prefab structures to hill plots around Shimla?

By road to Chandigarh and up the highway, then on local roads to the plot. Where roads are narrow, we supply smaller modules or flat-packed LGS and panel kits assembled on site. Share photos of the approach and we will plan the method.

Can a prefab cottage handle Shimla's snow?

Yes, if it is designed for it. Your structural engineer should confirm the snow load and seismic criteria for the site; we build the LGS frame and roof to them, with thick insulation and heating provisions.

Do Shimla's planning rules apply to prefab buildings?

Yes. Permanent structures need approval like any building, and the Shimla Planning Area limits storeys and construction in its core and green areas. Your architect should confirm what applies to your plot. We provide drawings and specifications to support the application.

When should installation be scheduled?

Spring and autumn are usually best. The monsoon brings landslides and road closures, and winter brings snow. Factory work can run ahead so the site is open for as short a time as possible.
