Prefab Cottages & Homestays in Darjeeling

Darjeeling is India's best-known hill station and tea district. We build light gauge steel cottages, homestay rooms and boutique-hotel extensions for its steep plots, detailed for heavy rain, cold nights and earthquakes.

Darjeeling & Kurseong

Darjeeling sits on a ridge above the plains, facing Kanchenjunga across the valleys. Tea gardens cover the slopes around it and around Kurseong and Mirik, and visitors come for the views, the toy train and the estates. Homestays, boutique hotels and tea-estate bungalows have multiplied across the district, and many owners now want more rooms, better cottages or a café without the long, disruptive build that hill construction usually means.

Building in these hills is difficult. Plots are steep and often reached by narrow roads or footpaths, materials must come up from Siliguri, the monsoon is long and very wet, and the district lies in a high seismic zone with landslide risk on disturbed slopes. Light gauge steel frames with insulated panels suit these conditions: they are light, quick to assemble on simple stepped foundations, and can be finished in timber and glass to make the most of the views.

From Umbergaon, structures travel by road to Siliguri and then up the hill roads. Full-size modules rarely reach hill plots, so we usually supply flat-packed light gauge steel frames and panels for assembly on site, planned around the road, the season and your plot.

Built for the climate

Specified for Darjeeling.

Cool Himalayan hill climate: mild summers, a very wet and misty monsoon from June to September, and cold winters with near-freezing nights. Seismic zone IV with landslide risk.

  1. 01Insulate walls, floor and roof with PUF or equivalent panels and specify double glazing for cold, damp winters.
  2. 02Pitch roofs steeply, add wide eaves and seal every joint for long, heavy monsoon rain and mist.
  3. 03Detail light steel frames and anchorage for seismic loads, and have your engineer design foundations for the slope.
  4. 04Plan drainage so run-off does not undercut foundations on steep, landslide-prone ground.

FAQ

Questions, answered.

Can you build cottages on steep plots in Darjeeling?

Yes. Light gauge steel frames work well on slopes, usually on stepped or pedestal foundations that reduce excavation. Your structural engineer should design the foundation for the soil and slope; we build the superstructure to suit.

How do structures reach Darjeeling from Umbergaon?

By road to Siliguri, then up the hill roads. Large modules rarely reach hill plots, so we usually supply flat-packed light gauge steel frames and panels for on-site assembly. Share photos of your approach road and we will plan the method.

When is the best time to build in the Darjeeling hills?

The drier months, roughly October to May, avoiding the monsoon when roads and slopes are at their most difficult. Factory work continues through the rains so everything is ready when the season opens.

What approvals do we need for new rooms or a cottage?

Permanent structures in the hills need local building approval, and some areas carry their own hill-area rules. Your architect or consultant should confirm what applies to your plot. We provide drawings and specifications to support the application.
