Shillong has two sides. It is the state capital, with government offices, universities, institutes and hospitals, and the planned township of New Shillong growing at Umsawli and Mawpdang. It is also a hill station, with weekend visitors from Guwahati, homestays and cafés in the city, and resorts on the shores of Umiam Lake. Beyond the city, Sohra, Laitlum and the root-bridge villages draw visitors year-round.
Building on these hills is slow and expensive by conventional methods. Plots are steep, skilled labour is limited, and the monsoon closes sites for months. Prefabrication moves most of the work into the factory: a light gauge steel frame, insulated panels and finished interiors are prepared off site, then installed in a short dry window. The result can be clad in timber or stone to suit the landscape.
From Umbergaon, structures travel by road across northern India, through the Siliguri corridor to Guwahati, and up the highway past Umiam into Shillong. Hill roads and narrow lanes limit vehicle size, so we plan each delivery with you and often recommend flat-packed panel or light gauge steel systems assembled on site.

Can you build a prefab cottage or homestay in Shillong?
Yes. We build cottages and homestay units on light gauge steel frames with insulated walls and factory-finished interiors. Your architect can set the design, or our team can develop it around your plot.
How do you deliver to steep or narrow hill plots?
We plan around the access. That can mean smaller vehicles, more but smaller modules, or bundled light gauge steel members and flat-packed panels assembled on site. Share photos of the approach and we will suggest the most practical method.
When is the best time to install in Shillong?
The drier months from roughly October to April are best. Factory work continues through the monsoon, so the structure can be ready as soon as the site is.
What approvals are needed for a prefab building in Shillong?
Permanent buildings need approval from the local authority, and some areas have additional land and community rules. Temporary site structures usually fall under the project's own permissions. We provide drawings and specifications to support your application.
