Prefab Cottages & Insulated Cabins in Srinagar

Srinagar is the heart of the Kashmir valley and the base for its resorts. We build light gauge steel cottages, resort rooms, insulated cabins and site offices for the valley, planned around hard winters and the mountain highway.

Srinagar

Srinagar sits on the Jhelum at around 1,600 metres, around the Dal and Nigeen lakes, with its hotels, houseboats and gardens. From here the valley's resort destinations fan out: Gulmarg for skiing, Pahalgam on the Lidder, and Sonamarg on the road toward Zoji La. Tourism, horticulture and handicrafts drive the economy, with industrial estates at Rangreth and Khonmoh on the city's edge.

Winters are long and cold, with snow at the resorts and freezing nights in the city, and the whole valley lies in a high seismic zone. Hotels and resorts want to add rooms and cottages quickly in the short building season, while tunnel, road and power projects across the valley need warm site offices and labour camps. Well-insulated PUF panel cabins and LGS cottages suit both.

From Umbergaon, modules travel north to Jammu and then over the mountains on the NH44 through the Banihal tunnels. The highway is weather-dependent and can close after snow or landslides, so we plan season and module size for each project, and use flat-packed LGS and panel systems where they travel better.

Delivered by road

Umbergaon → Srinagar

Every structure is fabricated and inspected at our factory in GIDC Umbergaon, then transported finished and ready to install. The delivery schedule is confirmed in your proposal.

Built for the climate

Specified for Srinagar.

Temperate valley climate at around 1,600 metres: warm summers, cold winters with freezing nights and snow — heavy at the resorts — in a high seismic zone.

  1. 01Use thick PUF panels for walls, roof and floor, double glazing, sealed doors and heating provisions.
  2. 02Design roofs for the snow load at your site — far heavier at Gulmarg and Sonamarg than in the city.
  3. 03Route and insulate water lines inside the heated envelope so they do not freeze.
  4. 04Have your engineer set seismic criteria and plan delivery and installation for spring to autumn.

FAQ

Questions, answered.

Can you deliver prefab structures to Srinagar?

Yes, with planning. Modules go north to Jammu and then over the mountains on the NH44 through the Banihal tunnels. The highway is weather-dependent, so we plan the season and often use smaller modules or flat-packed systems.

Can you build resort cottages for Gulmarg or Pahalgam?

Yes. We build LGS cottages with thick PUF insulation, double glazing and heating provisions, with roofs designed for the site's snow load. Interiors can be finished in the factory to your design.

When should a Kashmir project be scheduled?

Order early and install from spring to autumn. Winter snow can close the highway and resort roads, so factory work should finish in time for the open season.

Do structures near the lakes need special approval?

Areas around the Dal and other lakes carry strict development controls, and permanent structures anywhere need planning approval. Your architect should confirm what applies. We provide drawings and specifications to support the application.
