Prefab Cottages & Holiday Homes in Nainital and Bhimtal

Nainital and the Kumaon lakes are among North India's favourite hill escapes. We build light gauge steel cottages, holiday homes and resort rooms for the lake country and the orchards above it, planned around steep slopes, rain and winter cold.

Nainital & Bhimtal

Nainital wraps around its lake at around 2,000 metres, with hotels, schools and the old Mall. A short drive away, Bhimtal, Sattal and Naukuchiatal offer quieter lakes, and higher up, Mukteshwar and Ramgarh look out over orchards to the snow peaks. Holiday homes, boutique stays and resorts have spread across the whole area as visitors come from Delhi and the plains.

Nainital's own slopes are fragile, and building close to the lake is tightly controlled. Beyond the town, plots are steep and often reached by narrow roads, the monsoon brings landslides, and winters are cold with occasional snow. Light gauge steel frames with PUF or Aerocon walls go up quickly on stepped foundations, are light on the slope, and can be clad in stone and timber to suit Kumaon's hill architecture.

From Umbergaon, structures travel north to the Delhi region, east across western Uttar Pradesh to Haldwani, and up the hill roads. Large modules rarely suit the final climb, so we often supply smaller modules or flat-packed kits. Each project is planned around access, season and the lift.

Built for the climate

Specified for Nainital.

Temperate hill climate at around 2,000 metres: mild summers, a heavy monsoon with landslides, and cold winters with occasional snow — in a high seismic zone.

  1. 01Have your engineer assess slope stability and set seismic criteria before design.
  2. 02Pitch roofs, add wide eaves and plan drainage so monsoon run-off does not undercut foundations.
  3. 03Use PUF-insulated walls, roof and floor, double glazing and heating provisions for cold winters.
  4. 04Plan smaller modules or flat-packed kits for the hill roads, and install outside the monsoon.

FAQ

Questions, answered.

Can you build a holiday home in Bhimtal or Mukteshwar?

Yes. We build LGS homes and cottages with insulated walls and roofs and factory-finished interiors, clad to your design. Your engineer should set the foundation and seismic criteria for the slope.

How do you deliver to the Kumaon lakes?

By road north to the Delhi region, east to Haldwani and up the hill roads. For the final climb, we usually use smaller modules or flat-packed kits assembled on site.

Are there restrictions on building in Nainital?

Yes. Nainital's slopes are fragile, and construction near the lake and in sensitive zones is tightly controlled. Your architect should confirm what the local authorities permit. We provide drawings and specifications to support the application.
